Sale of a Non-Performing claim secured with several real estates in Maribor

Invest in over 1.3 million euro claims against SATUS z.o.b. owned by HETA Asset Resolution d.o.o. and secured with several real estates.

The real estate management company from Kranj was established in June 1994 as a no-liability cooperative. Its main business activities are facility management, real estate agency, and engineering activities. These sectors have suffered a significant decline in revenue during the economic crisis. The company is not able to complete its real estate project and have trouble to repay its financial obligations with generated cash flow.

The claim is secured by:
-  First rank mortgage on residential development land plots;
-  Financial guaranty (BoE);
-  Personal guarantee by two private individuals.


The claims collateral represents several land plots with parcel numbers 1126/1, 1126/2 and 1126/3 all in k.o. Zgornje Radvanje.  The building land with No. 1126/1, 1126/2 and 1126/3 have a total 1,605 m² development area. The municipality zoning (MUV; Art. 1/14 of UPB1) foreseen this property for residential use are predominantly intended for housing, daycare, service and social infrastructure activities serving residents. On the location following complementary activities of the business activity are also possible; hospitality activities with or without accommodation; dormitory, and elderly housing. The land plot is unoccupied and partly equipped with utilities. The access is established by a local road.

Note to potential investors

HETA will at its own discretion, invite the interested parties that expressed their interest and completed the registration phase to perform due diligence of the financing documentation for the relevant claim. To receive the documentation access, the interested party must sign a non-disclosure agreement (NDA). After submission of all requested documents within the deadline, potential investors will receive access to Data room with due diligence documents. The Data room will be open for 10 days. After closure, we will be collecting biding offers. All bidders have the same due date for submission of their offers irrespective of when they enter in the data room.
